Importance of proactivity
In order to function correctly, building services engineering requires maintenance. We help you to control your HVAC systems proactively. The whole process starts with a condition analysis and a repair plan of your heat transfer processes. The process goes further covering all the adjustements and repairs needed. Finally you can leave the heat transfer processes for TPI to control.
The starting point for the analysis is the recent quality of indoor air experienced by the facility users. This involves air quality, interior conditions that are too cool or too warm, a sensation of draft and general comfort and functionality. Next, we inspect the actual condition of the HVAC systems of the property. We analyse how the heat transfer systems work as a whole. We also expose any information gaps between the building automation and the actual functions.
Our written analysis, illustrated with traffic light tables, contains laboratory analyses, network status and the sufficiency of the ventilation, as well as an assessment of overall functionality of the system. As a result, we produce a clear and comprehensive report and long term action plan. This includes calculated effects on energy and environmental efficiency and overall functionality.
Together with the property manager, we will agree on a schedule the system-specific procedure needs discovered in the condition analysis. We will remedy any shortcomings detected in the condition of the fluids and the systems in accordance with the most critical observations. Finally, we will adjust your property's heat transfer processes at an optimal level.
We will adjust the fluid circulation systems (water and glycol) and, if necessary, clean them and replace the fluids in accordance with the shortcomings detected in the condition analysis. Glycol-based antifreeze liquids will be regenerated in our production facilities, after which it can be returned into system again. The service also covers balancing the pressure system and optimising the energy flow, as well as replacing actuators such as expansion and filling tanks. Additionally, we clean, sweep, balance and optimise ventilation equipments when necessary. You will receive a system-specific final report on the overhaul procedures.
Our annual control visit includes heating, cooling and ventilation maintenance and adjustment services.
We ensure that the systems that have passed the TPI Control process, work as planned and support daily maintenance. Maintenance staff will be interviewed. We monitor the heat transfer and condition control values we have adjusted for the systems and check the values so that the condition of the systems stays within the framework of their technical service life. Any changes detected in the interior conditions, fluid and duct samples samples are taken in order to reveal the root causes behind the changes and carry out necessary overhaul procedures. You will receive a system-specific final report on our control procedures.
